Related Group, in partnership with Rockpoint and Two Roads Development, has officially unveiled a $150 million mega-penthouse within the future Rivage Residences Bal Harbour complex, the area’s first new apartment complex in a decade. It is also the most ambitious penthouse offering in Related’s 40-year history and the most expensive residence ever listed in Bal Harbour.
A mansion in the sky with panoramic views
A villa raised in the sky, the apartment will cover a total area of over 3,500 square meters on the top three floors of the building. Originally listed as separate penthouses, priced between $40 million and $75 million, they now combine two of the tower’s original penthouses into a single mega-residence. The Ocean Penthouse dominates the entire area: each of the five bedrooms benefits from a clear panorama of the ocean or the city, thanks to the windows from top to bottom. The construction was designed so that almost every space has direct visual access to the water.

The design stands out for a “tropical modernism” style signed by Skidmore, Owings & Merrill (SOM) – concrete, glass and fluid harmonies towards the ocean – combined with interiors worked by Rottet Studio, with finishes such as marble, natural wood and sophisticated Italian accents.
